Ascot Homeowners Association The Ascot Homeowners Association Board of Directors met at the home of Anna and Bruce Wood on the 7th of December, 2004, beginning at 7:30 pm. Present were Anna Wood, David Peirce, Lars Okeson, and Scott Rackham. Tennis Court Lars Okeson briefed the other Board members on his research into the history of the Association's tennis court and into prospects for repairing it. Lars reported he had reviewed Association records, had viewed the tennis court with different potential repair contractors, and had interviewed an early Ascot resident (his father) who had seen the tennis court when it was under construction. Lars will continue his research on options for maintaining or repairing the tennis court, while Dave Peirce will research options for demolition or removal of the tennis court and Anna Wood will look into options for landscaping after a potential demolition. Based on these researches, the Board will prepare a documented analysis of alternatives for handling the tennis court, and will work to distribute the Board's recommendations to Ascot homeowners by the end of February. Following the distribution of the November minutes, in which we again requested feedback from the membership, the number of homeowners who have contacted the Board to express their views on maintenance and use of the tennis court doubled, to a grand total of ten. The Board would still like to hear from more Ascot homeowners on whether to pursue a general membership vote on a special assessment to accomplish a more thorough repair of the tennis court. Depending on the final size of the project, and on the amount to be committed from the Association's current reserve funds, the special assessment could be somewhere in the range of $175 to $250 per lot. Ascot homeowners are encouraged to contact the Board, by email, postal mail, or through any of this year's Board members, to express their opinions on the merit of investing to bring the Ascot tennis court back to a more appropriate playing condition. Financial Report Lars also presented a forecast of total expenses and balance sheet figures for 2004, as well as a proposed budget for 2005. The actual results for 2004 will show a surplus because funds budgeted for tennis court crack repairs were not spent. A copy of the actual results for 2004 and the final budget for 2005 will be posted on the Ascot Web site once they are approved by the Board at the January 2005 meeting. Any homeowner who would like a printed copy of the budget worksheet is welcome to contact Lars Okeson or Scott Rackham to request it. Dues for 2005 Dues notices for the year 2005 assessment of $115 per assessed lot are being distributed with this month's minutes.
