Common Ground Landscape Maintenance Plan

Location:

Area is referred to as Ascot Homeowners "Maintained Common Ground".

Maintained Common Ground is found on the right while exiting the community on Bishopsgate Way toward Route 7. It is most simply described as that triangular area bounded on one side by Bishopsgate Way, a second side by the white board fence north border of 1203 Bishopsgate Way (to the right of the basketball court), and the third side by Piney Run. Ascot Common Ground

Suggested Schedule:

Commence with first cutting of year in the second week of April until approximately the second week of October.

  • Lawn Cut 26 times (once per week),
  • Area along guard rail cut 13 times (every other week)
  • Bush Hog 3 times (May, July, September)

General Description:

Weekly Lawn Mowing to include mowing, trimming, edging, and blowing: This area to be finish cut is the area from the white board fence proceeding counter-clockwise around the basketball court, tennis court, and down the sloping open area over to the road. It is bounded on the north and downhill side generally by the ring of trees that are just on the inside of the area to be cut; beyond this ring of trees the contour falls of more sharply and is designated for bush hog cutting. The weekly lawn mowing includes the hill and "gully" area east and north east from the road around the location of the telephone service box labeled "BJ 1197" toward and concluding at a small earth berm / ridge approximately 50' east from the road marked by four (4) large stones in a row going up hill.

Additionally, there is a walking path feature within the bush hog area that is to be finish cut every week. The path entry is at the berm/ridge described above. The path proceeds in a clockwise fashion towards the east / south uphill along the first ridge and opens to the perimeter of the lawn area.

Bi-Weekly Guard Rail: The grass around the guard rail is to be maintained only on the right side of the road exiting the community. The area to be maintained starts at the asphalt and extends to two (2) feet beyond the guard rail unless tree growth prevents access. The entire length of the guard rail is to be maintained; which ends at the STOP sign.

Bi-monthly Bush Hog: The area to be cut is all the area not cut weekly. It includes cutting as close to, but at least within four (4) feet of Piney Run excepting where tree growth or contour prevents access.

Bi-monthly Pruning: Excluding the cypress trees around the tennis court, maintain shrubs and trees so that beds are not overgrown and that tree lower limbs permit grass cutting by riding mowers.

Annual Clean-up:

  • Spring: Spade edging and mulching as needed of beds and trees (tree mulching is limited to those trees lining Bishopsgate Way and two others most close to the basketball court), fertilization of trees and shrubs, pre-emergent weed control, ornamental grasses cut, and weeding of mulch beds.
